Manchester-based real estate developer CERT Property has submitted a building application to Salford City Council for its innovative 30-story community housing project.
The community housing program designed by OMI would provide a total of 402 apartments.
The project will consist of three floors with extensive lounges, 261 co-living studios, 126 apartments, 15 boutique penthouses and a sky bar on the upper two floors with the best views over the quays.
Located to the east of Salford Quays, overlooking the Manchester Ship Canal and the expansive waterfront, Clippers Quay will add a new and iconic landmark to the MediaCity skyline.
The first 11 floors of the building were deliberately designed to represent the warehouses at the port, with red bricks and dark gray balconies, a nod to the industrial history of the area.
In contrast, the upper reflective, closed glass tower becomes the lighthouse of development. At the forefront of the development will be an outstanding sky bar that is open to both residents and the public and extends over two floors.
Upon completion, Clipper’s Quay will be CERT’s flagship.

CERT has plans for a one-of-a-kind social services center inspired to help tenants meet like-minded people and build community through shared experiences and interests.
The amenities include a boutique café and lounge, bicycle storage and repair shop, a health-conscious restaurant, wellness, meditation and relaxation rooms, fitness and yoga studios, co-working space, play, game and cinema room, and auditorium room for discussions and events and a roof terrace and sustainable allotment garden.
Lord added, “Our vision for community life went on for two years and we are really proud that Clippers Quay is the first place we bring our vision to life. We want to regain that civic and community pride that you would find in the old terrace streets of Salford and many cities across the UK.
“We consulted the public in early November and carefully checked their feedback before finalizing our submission. We even refined our visual representation of the design to allow a clearer view of the design and materials used in the modular glass tower. “
The development team for Clippers Quay includes DOMIS, OMI Architects, Landscape Architects Layer Studio, Structural Engineer Renaissance, Fire Engineer Design Fire Consultants, Project Manager Artal, Planning Consultant Enabl, M&E Engineer Ridge and SEC Newgate.
